1. Pre-Construction Phase

2. Site Preparation

Clear the construction site of any vegetation, debris, or obstructions.
Garding and Excavation:
Prepare the site by grading the land to ensure proper drainage and excavating trenches or foundations as needed.
3. Foundation Construction
Footings:
Construct concrete footings or foundation pads to support the building structure.
Foundation Walls:
Build foundation walls or piers to provide structural support for the building above.
4. Structural Framing
Framing:
Garding and Excavation:Construct the structural framework of the building using wood, steel, or other materials. This includes walls, floors, and roof systems.
5. Enclosure
Roofing:
Install roofing materials to protect the building from the elements.
Exterior Walls:
Install exterior cladding, insulation, windows, and doors to enclose the building envelope.
MEP Rough-Ins:
Rough-in mechanical, electrical, and plumbing systems within the walls and ceilings.
6. Interior Finishes
Drywall:
Hang drywall and apply joint compound to create smooth wall surfaces.
Flooring:
Install flooring materials such as hardwood, tile, carpet, or laminate.
Interior Trim:
Install baseboards, crown molding, doors, and other decorative trim elements.
7. Mechanical, Electrical, and Plumbing (MEP) Systems
MEP Rough-Ins:
Complete the installation of mechanical, electrical, and plumbing systems, including ductwork, wiring, piping, and fixtures.
MEP Trim-Outs:
Install final fixtures, appliances, outlets, switches, and HVAC equipment.
8. Exterior Finishes
Exterior Finishes:
Apply final exterior finishes such as siding, stucco, paint, or brickwork.
Landscaping:
Landscape the site with vegetation, hardscaping, irrigation, and site amenities as needed.
9. Final Inspections and Testing
Building Inspections:
Schedule and pass final inspections by local building authorities to ensure compliance with building codes and regulations.
Testing:
Conduct tests and inspections of MEP systems, structural integrity, and overall building performance.
10. Occupancy and Handover
Certificate of Occupancy:
Obtain a certificate of occupancy (CO) from the local building department, allowing the building to be occupied.
Handover:
Turn over the completed building to the owner or client, including all relevant documentation, warranties, and maintenance instructions.
11. Post-Construction Phase
Warranty Period:
Address any warranty issues or defects that may arise during the warranty period.
Final Closeout:
Complete any remaining paperwork, documentation, and financial reconciliations to formally close out the project.
